Fixed Price Quote – Terms and Conditions

Terms and Conditions

This Fixed Price Quote (“Quote”) is provided under the following terms and conditions. These conditions define the scope and limitations of works included in the quoted price. Any deviation from these conditions may result in variations to the final price.

  1. Site Criteria

This Quote is applicable only where the building site meets all the following criteria:

  • The land parcel is up to 600 square metres (sqm) in area.
  • The site has a maximum fall of 700mm across the building envelope.
  • The site is in a greenfield estate.
    • This Quote excludes sites in:
      • Inner-city areas
      • Knockdown/rebuild (KDR) sites
      • Sites with restricted access or significant existing structures
  1. Earthworks and Rock Removal
  • Includes up to 10 cubic metres of rock excavation and/or removal.
    • Rock is defined as material that cannot be removed by a 20-tonne excavator with a general-purpose bucket.
  • Any additional rock excavation, removal, or blasting beyond this allowance will incur a variation fee, to be assessed on-site.
  1. Foundation and Slab
  • Quote includes provision for:
    • A maximum H2 classification concrete slab, as per AS 2870.
    • Up to 30 bored piers and associated dependent edge beams, as required by engineering design.
  • Should soil testing or engineering requirements dictate a classification or design specification beyond this allowance (e.g., H2+ or Class E), additional costs will apply.
  1. Exclusions

Unless otherwise stated in writing, this Quote does not include:

  • Retaining walls
  • Soil import or export beyond standard cut and fill
  • Site access modifications
  • Removal of trees, stumps, or underground obstructions
  • De-watering or drainage works related to water table or flood-prone areas
  • Traffic control or council permits for works on public roads or footpaths
  1. Validity

This Quote is:

  • Based on current site conditions as inspected or described at the time of quoting.
  • Valid for a period of 30 days from the date of issue.
  • Subject to confirmation upon receipt of detailed engineering, soil classification report, and final site survey.
  1. Variations

Should the actual site or engineering conditions differ from those outlined in these terms, the builder reserves the right to issue a variation. All variations will be provided in writing and require client approval prior to proceeding.
