Pre-Construction Terms
  • It is the client’s responsibility to ensure all survey pegs are clearly visible on site before construction begins. If not, additional variation costs may apply.
  • Aamico Homes reserves the right to cancel a project before construction begins, even after contract signing, due to unforeseen circumstances. In such cases, any 5% deposit paid toward the contract will be fully refunded within 30 days.
  • Any design or plan changes made after the final working drawings are completed will result in additional charges and a minimum one-week delay.
  • If incorrect or incomplete information is provided by the client that leads to cost increases or losses, the client will bear the financial responsibility.
  • Aamico Homes does not take responsibility for the installation, maintenance, or warranty of items the client chooses to install after handover.
  • Any documents, quotes, or information provided by Aamico Homes are confidential. The client is responsible for protecting this information from unauthorised access or misuse. Legal action may be taken in case of misuse.
  • Changes made after final working drawings will incur a minimum variation fee of $1,000. Changes after contract preparation or colour selections may result in a $2,500 variation fee.
  • Energy rating assessments are completed only after final drawings and selections. Any additional costs required to meet energy compliance will be added as a variation.
  • The quotation and contract are subject to a soil test and site survey by a third-party Additional site requirements may lead to extra charges.
  • If the developer requires changes to the design that affect the cost, the difference will be passed on as a variation.
  • Quotes provided by sales consultants are preliminary and may not reflect council or authority requirements. Final pricing is subject to approval.
  • Clients must ensure that the construction site is clear of grass, rubbish, or debris before construction begins. Construction is deemed to start from the day of set-out.
  • For house and land packages, prices may vary based on factors such as corner blocks or site-specific conditions.
Construction Conditions
  • During construction, substitutions due to availability must be chosen from the same category. If an upgrade is required, the client will be responsible for the price difference.
  • Mid-construction changes are not permitted. Any exceptions may cause delays and result in variation fees.
  • Aamico Homes adheres to the Building Code of Australia. However, as a custom builder, some adjustments may be required during construction due to practical site challenges. These are approved by a registered building surveyor.
  • If a client chooses to engage a private building inspector, notice must be provided during the contract process. Inspections can only take place after the site supervisor’s formal inspection and approval.
  • The placement of joints in stone or splashbacks is based on practical installation needs. Aamico Homes accepts no liability for joint placement aesthetics.
  • Clients must not enter the construction site unless accompanied by a supervisor from Aamico Homes.
Initial Deposit Policy

Any initial deposit paid by the client is non-refundable under all circumstances, as it covers the time and effort involved in preparing documentation, quotes, and file management by the Aamico Homes sales consultant.
